Terms of Service

Effective July 5, 2026. RelayState.ai is a product of Ideal Automations LLC (Connecticut).

1. The agreement

These Terms are a contract between you ("Customer") and Ideal Automations LLC ("RelayState," "we," "us"). By creating an account, checking the consent box on our signup page, or otherwise using the service, you accept these Terms and our Privacy Policy.

2. What the service does

RelayState.ai is a leasing-desk automation for real-estate professionals. Our AI assistant "RelayState" replies to rental inquiries from platforms like Zillow and Apartments.com on your behalf, qualifies leads against criteria you configure, and surfaces qualified leads to you through a web portal. We may add, change, or remove features over time.

3. Eligibility and account

You must be at least 18 years old and either a licensed real-estate professional (agent, broker, property manager) or someone authorized to act for one, to use RelayState. You're responsible for keeping your login credentials secure and for everything that happens under your account. Tell us right away if you think your account has been accessed by someone else.

4. Fees, trial, cancellation

  • 7-day free trial — full access, no charge, card required at signup
  • On day 8: a one-time $100 onboarding fee plus your first month at our tiered per-property rate ($30/property for 1-5, $25 for 6-10, $20 for 11+), both charged to the card on file
  • Recurring monthly billing at the tiered per-property rate ($30 / $25 / $20 per property depending on portfolio size), prorated to the day as you add or archive properties
  • Cancel anytime from your account or by emailing us — access continues through the end of the current billing period
  • All fees are non-refundable except where required by law
  • We may change pricing with 30 days' notice via email to account holders

5. Acceptable use

You agree not to:

  • Use RelayState in a way that violates federal or state fair housing laws, the Connecticut source-of-income anti-discrimination statute, or any other applicable law
  • Configure RelayState's qualifying rules to discriminate against any protected class
  • Use the service to send commercial messages (SMS, calls, marketing emails) without valid TCPA consent from the recipient
  • Reverse-engineer, decompile, or attempt to extract the underlying model prompts or source code
  • Resell or provide the service to third parties without a written agreement with us
  • Introduce malware, attempt to breach our security, or interfere with other customers
  • Use RelayState to violate Zillow's, Apartments.com's, or any other platform's terms of service

We may suspend or terminate accounts for violations. Serious or repeated violations may be reported to law enforcement or regulators.

6. RelayState is an assistant, not the decision-maker

RelayState drafts replies, asks qualifying questions, and sorts leads into buckets (qualified, borderline, escalated). RelayState does not make housing decisions. Every final call about who to lease to, deny, or hold — including who to invite to a tour, whose application to advance, and whose voucher to accept — is made by the licensed human agent (you).

This split matters legally. HUD guidance and Connecticut fair-housing law hold the housing provider (you) responsible for outcomes, even when an AI tool assists. We build RelayState with that in mind — no auto-rejection, no autonomous adverse decisions — but you carry the responsibility for the decisions you make in your workspace.

7. Your data, our access

You own your customer data and your leads' conversation data. You grant us a limited license to process it in order to provide the service. See our Privacy Policy for what we collect, how we use it, and your rights to it.

We don't train AI models on your data. Anthropic (our LLM provider) doesn't either, under their commercial API terms.

8. Intellectual property

RelayState.ai, the RelayState assistant, our brand, and everything about the product outside of your data is our property. We grant you a limited, non-exclusive, non-transferable license to use the service during your subscription. No other rights are granted.

9. Third-party services

RelayState relies on third parties (Anthropic, Google, Stripe, Vercel, Railway, Resend). Your use of the service through those integrations is also subject to their terms. We don't control them and aren't responsible for their acts.

10. Warranty disclaimer

The service is provided "as is" and "as available." We don't warrant that RelayState will qualify every lead correctly, that every message will send, that outcomes will match your expectations, or that the service will be uninterrupted or error-free. AI is imperfect and this is a young product.

11. Limitation of liability

To the fullest extent allowed by law, our total liability to you for any claim arising out of the service is limited to the fees you paid us in the 12 months before the claim arose. We are not liable for indirect, incidental, consequential, special, or punitive damages — including lost profits, lost leads, or lost leases — even if we were warned they were possible.

12. Indemnity

You agree to defend and indemnify us against any third-party claim arising from your use of the service in violation of these Terms or applicable law, including claims that your housing decisions (about specific leads, applicants, tours, leases, or denials) violated fair housing law.

We agree to defend and indemnify you against any third-party claim that the service itself, as we designed and provided it, infringes their intellectual property or was materially misrepresented by us at signup — up to the liability cap in Section 11.

13. Termination

Either party may terminate this agreement at any time. If you cancel, access continues through the end of your current billing period; we don't refund partial months. If we terminate for cause (violation of these Terms), access ends immediately. Sections 7, 8, 10, 11, 12, and 14 survive termination.

14. Governing law and disputes

These Terms are governed by Connecticut law. Any dispute goes to the state or federal courts sitting in Connecticut, and both parties consent to their jurisdiction. If any part of these Terms is unenforceable, the rest stays in effect.

15. Changes to these Terms

We may update these Terms as the product or the law changes. Material changes will be emailed to account holders at least 30 days in advance and noted at the top of this page. Continuing to use the service after a material change means you accept the updated Terms.
